Building Automation and Energy Monitoring for Small and Mid-Size Facilities

Building automation used to be something only hospitals and office towers had. Today, small and mid-size facilities can use the same ideas at a smaller scale: schedule lighting and HVAC, see where energy goes, get an alert before a cooler fails, and control it all from a phone.

What Building Automation Does

A building automation system (BAS) connects equipment that used to run on its own controls, so it can be scheduled, monitored and adjusted from one place. Common pieces:

  • HVAC scheduling and setpoints, coordinated by zone and occupancy
  • Lighting control: schedules, occupancy sensing, daylight dimming. See LED retrofits and controls.
  • Equipment monitoring: coolers, freezers, pumps and compressors, with alarms when something drifts out of range
  • Energy monitoring: meters on the service and major loads so you can see usage by area, by time and by equipment
  • Integration with access control, security and generators where useful

Energy Monitoring: You Can’t Manage What You Don’t Measure

Many facilities only see energy use once a month, on the bill. Submetering and monitoring show what’s driving it: a rooftop unit running all weekend, lighting left on overnight, equipment starting at the same moment and setting a demand peak. With that data, small schedule and control changes often produce real savings, and the numbers support decisions about upgrades.

Starting Small

You don’t have to automate everything at once. Good first steps:

  1. Monitor the service and your largest loads
  2. Put lighting and HVAC on schedules that match occupancy
  3. Add alarms on equipment where a failure is costly, like refrigeration
  4. Expand to more zones and integrations as the value shows

The Electrical Side of Controls

Automation depends on solid electrical and low-voltage work: control panels wired and labeled clearly, separation between power and control wiring, network connections planned with IT, power for controllers that won’t be lost in an outage, and documentation so the next technician can follow it. We wire and integrate controls alongside the mechanical contractor and controls programmer, or provide the full system on smaller projects.

Frequently Asked Questions

Is building automation worth it for a small building?

Often, especially scheduling and monitoring for HVAC, lighting and refrigeration. Starting small keeps the cost in line with the savings.

What is energy submetering?

Meters on individual panels, tenants or equipment that show where energy goes, rather than only the total on the utility bill.

Can automation work with my existing HVAC?

Many existing systems can be connected through new controllers or thermostats. We evaluate what you have first.

Who maintains the system?

We can maintain the electrical and control wiring; programming changes are handled by us or the controls provider, depending on the system.
